Builders

It’s time to work smarter

PANL is here to make homebuilding easier.

Our founders have built with the PANL system, and we know more than anyone the importance of a seamless construction experience. We’re looking to add builders to our network who care deeply about their craft and can help our customers realize their dream homes.

Why build PANL spaces?

Faster project turns

PANL significantly reduces jobsite measuring, cutting, waste, and lumber usage. It has the potential of shaving months off of a typical build timeline by combining and simplifying multiple steps of the build process.

Predictable pricing

Since we provide a pre-designed, panelized kit, projects are easier to bid. We’ve also done the legwork with our PANL Spec Books, providing products, quantities, and trade pricing for mechanicals, fixtures, and finishes.

Reduced labor requirements

PANL was originally created to make homebuilding easier for DIYers, but those same advantages can be enjoyed by pro builders. Insulation, framing, and sheathing are all combined in one step, reducing the labor needed.

Plans and systems already in place

Skip the headache of early-stage planning with PANL customers. Assembly follows our visual instruction manuals, designed to be used by anyone regardless of construction experience or language.

Common-sense construction

If you work with wood-framed structures, you can work with PANL. Tools and procedures are similar to stick framing methods, just quicker, with significantly less measuring and cutting. Here are some basics you’ll want to have on-site:

Electric Drill / Screwgun

Hammer

Circular and/or Miter Saw

Framing Level and Square

Oscillating / Reciprocating Saw

Pneumatic Framing Nailer

Forklift or Telehandler

Sausage Tube Caulk Gun

Common Questions

  • PANL kits are based on Structural Insulated Panel technology, which has been shown to outperform traditional framing in a number of areas, including energy efficiency, durability, speed of construction, and sustainability. We’ve also designed our homes to take advantage of SIPs to make construction easier through plan optimization and additional waste reduction. Our opinion is that once you build with PANL, you’ll never want to build a stick-framed home again.

  • Our flat-packed kit includes all wall and roof panels with pre-cut rough openings. Most rough openings also have pre-installed lumber, which is used for mounting windows and doors. Panels include EPS insulation and OSB sheathing on interior and exterior, with pre-installed mechanical chases and holes routed for electrical boxes. Any additional required lumber (i.e. for interior stud walls) is pre-cut and included. Rolls of best-in-class, vapor-permeable, self-adhered roof underlayment and wall WRB are included to protect the structure. All required fasteners and adhesives for the framing kit are included. Required tools are not included but are specified in the instruction manual.

  • Wall panels are typically 8’ wide by 8-12’ tall. Roof panels can be up to 8’ x 24’. All panels are glued and screwed with special fasteners at corner and wall-to-roof joints. Mid-wall panel joints are attached with special splines, glue, and pneumatic framing nails. The instruction manuals are shared with builders and customers well in advance of delivery day so that you and your team can review them and ask any questions ahead of delivery. If you have additional specific assembly questions, please contact us.

  • Electrical chases are marked and pre-cut into the panel insulation at the factory, so running wires is super easy on the jobsite. Box holes are cut into the OSB surface of the panels, and we specify the specific type of flange boxes that work best for each use-case (i.e. ceiling fixtures vs. switches and outlets).

We've strategically designed all of our plans so that plumbing supplies and drains/vents run through interior stud walls, so plumbing install is identical to the process for traditionally framed homes.

  • The panels provide a solid OSB surface to mount interior finishes to. We specify drywall in most locations, and greenboard and cement board in bathrooms. Before drywall, you'll need to apply a vapor sealing tape to the panel seams. Then, wall boards can be glued and/or screwed directly to the OSB panels depending on your preference. Installation of drywall is typically faster since you don't need to worry about hitting studs with screws.

  • PANL kit prices are publicly displayed on our website. PANL Spec Book materials can be priced out once the Spec Book is purchased, since those products are priced by our material partners. We do not control site-specific costs such as foundation work, labor rates, utilities, and site work. We do often provide customers with national averages or typical ranges for these costs to help them during their research process, so they may ask informed follow-up questions. We can also make recommendations regarding labor timelines to help you determine your bid strategy when first working with us.

Payment is handled by customers directly, and in many cases is being handled via a construction loan or other financial instrument. Customers are responsible for determining the financing that works best for them.

  • PANL does not submit permit applications, which is the responsibility of the builder or customer. PANL provides standard plans that are acceptable for most permit applications, although they may require tweaking on a case-by-case basis. This is typically due to an engineering review requirement or site constraints like soil type. We can typically provide an engineer for plan stamping at a fixed rate.

  • PANL provides our customers with a product warranty that guarantees against manufacturing defects. Installation issues are the builder’s responsibility, and would be covered under a typical builder warranty.

  • Yes, we’re working to develop a referral program for builders, and we’d be happy to discuss this with you directly.

  • Our team is available and ready to quickly answer any construction questions before or during construction. Even though we only provide one component of the build, we want a PANL build to be seamless and straightforward for everyone involved.
