Explore our PANL models to identify the best fit for your needs. We offer multiple sizes, orientations, and finish options ranging from backyard ADUs to 2-Bedroom homes.

To ensure your land is suitable for building, consider factors such as zoning restrictions, building codes, and available utilities. Your real estate agent can typically assist in navigating this process, but feel free to reach out to us if you have any questions.

PANL doesn't offer construction services, so finding a builder is the customer’s responsibility. Based on your build location, we may be able to connect you with a builder within our network.

To determine the most suitable financing strategy for your project, it's recommended to consult with lenders. PANL does not offer financing at this time. For more info, visit our FAQ page.
Build: 1-2 Months
Our Framing Kit takes you from concept to reality. Fill out the online order form, and we'll create a manufacturing and delivery timeline that suits your schedule. In the meantime, there are some steps you (and your builder) will take while we fabricate your Framing Kit to order.

PANL-provided drawings can be submitted to your local building or zoning department as needed. If additional details are requested beyond what's covered in the PANL drawings, updates can be made for a change fee, assessed on a case-by-case basis. Engineering Stamps are available as an add-on in all 50 states.

Your builder can initiate site preparation and utility installation. PANL offers a range of foundation plan options, allowing your foundation to be ready in advance of your Framing Kit arrival.
Finish: 2-4 Months
Once your PANL arrives on-site, assembly can begin immediately. Typically only requiring a small team of 2-5 people, the frame-to-dry-in process can be completed in just a few days. After achieving dry-in, the focus shifts to installing exterior finishes and mechanical systems. Once these are complete, interior finishes and fixtures can be installed, finalizing your home for move-in. For help selecting finishes, be sure to check out our PANL Spec Books.

Finish materials will be ordered by you or your builder. Our U-Spec Book outlines order quantities and general materials to assist your builder and is included with every PANL purchase. If you opt for an upgraded PANL-Spec Book, we provide specific material packages for direct product ordering. Your builder can manage the timing of orders to align with the pace of construction.

Your builder will coordinate with local inspectors as needed to complete any required inspections. These may include foundation, framing, rough-in mechanical, and/or finish inspections.
